As a domestic landlord or letting agent what will I get with a Gas Safety Certificate?
A Gas Safety Certificate is a report that outlines the appliances tested in an annual gas safety check. Valid for a period of 12 months, Gas Safety Certificates are a legal requirement in the UK for domestic landlords before they can rent out their property.
A Gas Safey Certificate is also known as a CP12.

What is a CP12?
A CP12 — officially a Landlord Gas Safety Record — is the certificate by law every landlord must hold for each rental property every 12 months. It confirms that all gas appliances, pipework and flues in the property have been checked by a Gas Safe registered engineer and are safe. Without a current CP12, you cannot legally rent out the property, and your insurance may not pay out if something goes wrong.

What happens if your property fails the check?
If we find a fault, we’ll explain it in plain English and give you a fixed price to put it right. Because we’re Gas Safe registered engineers and not a compliance-only firm, we can usually fix most problems there and then — so you get your pass certificate the same day instead of two weeks later.
How long does a CP12 last?
A certificate is valid for 12 months from the issue date. The law requires a new check every year — and the timing runs from your last inspection date, not a calendar year. We’ll remind you before yours expires so you never lapse.
Prior to issuing a Gas Safety Certificate,
our local Safegas Wetherby engineers will:
- Ensure your gas appliances are checked for gas tightness
- If test points are available, test standing and working pressure
- Check burner pressure and gas rate against the manufacturer’s data plate
- Thoroughly test flue flow to check products of combustion are removed
- Examine all flame failure devices at your property for satisfactory operation
- Undertake checks where appropriate for physical stability, presence and effective of stability brackets
- Carry out investigations for any evidence of unsafe operation, which will then be recorded and reported back to you
